JKS will rent your property on a long term agreement usually between a period of 3-5 years, removing the pressure of having to find new tenants on a regular basis.

What regular tenant guarantees your rent, invests in renovating your property and manages it for free!?!
If you choose JKS Properties as your tenant we may look to make some improvements to the property. The Professional market has ever growing demands when it comes to the quality and finish of their accommodation and we take pride in meeting that expectation. This may mean new carpets, room decoration, new kitchen appliances and possibly furniture, all with your approval of course!
JKS Properties work with a number of companies across Yorkshire who require accommodation for their employees, therefore we only place professional and corporate tenants. Placing the right tenants is of paramount importance to us, which is why we have a rigorous referencing process, ensuring that they are not only reliable individuals but will also fit in well with the other tenants. Creating an easy and comfortable living experience is what we pride ourselves in, happy home, happy Landlord!
In addition to the thorough referencing check we have regular inspections of the property to make sure that it is being well looked after. These inspections come in two forms, quarterly inspections were someone from our office will conduct an inventory and condition check and a fortnightly cleaner check when our cleaning team inform us of any unreported damage. These regular checks allow us to address any issues quickly. Most Landlords prefer to leave us to it, however we are happy to report back to you as much as you would like.
Despite taking on the cost of maintenance, letting costs and refurbishments there are opportunities to offer more than what you currently receive from your Letting Agent, as we do not charge you a percentage of the rent as a fee, nor do we charge for placing new tenants. Rather than offering you less rent per month we look at how we can add value. With this in mind we can’t work with every property, however if your property meets the criteria we would be happy to offer you market rent or better.
That’s not a problem. We will ensure there is flexibility built into our agreement. Every house and Landlord is different, which is why we take time to create an agreement that works for all parties.
No. JKS Properties does not use an AST (Assured Shorthold Tennancy) with the owner of the property, an AST is not appropriate for this arrangement and should only ever be used with individual tenants. JKS Properties use a contract drawn up by our solicitor who specialise in property contracts. These agreements are all tailored to the individual needs of our Landlords.
